The perigee of the moon's orbit will be closest for decades but the average distance of the moon increases by by about 1.5" per year. When the sun goes red giant the moon's orbit will be some 40% larger.

Variables like: We are going to be in a Grand minimum for at least 30 years in and 30 years out, (as best we now know) not to mention, how does a weakened shield and a possible reversal figure into that. (I personally think the current excursion will reverse but we "are" overdue for a reversal...over 100 years into that process.)
Plus: The sea is not level, areas of strong and weak gravity make it very lumpy.

Read a paper last month that showed the moon getting closer in it's cycle, (I thought it was the opposite), which would effect the tides even more. Haven't seen the results of pier review on that one.
Interesting to note: That scientist figured a closer moon would speed up our rotation, (like a figure skater in a spin), which would shorten the length our days. That would push the tides even harder opposite our direction of rotation...which now is the eastern coasts of all continents,...the reverse happens in a cycle as well...like the waves in a pond.

I think the best estimate for sea rise is about 3 mm per year or 30 mm per decade or 3 cm per decade which is 3/2.54 = 1.18 inches per decade. 11.8 inches in 100 years which is slightly more than in the last century and nothing like the about 3 feet rise per century while the large meltdown took place after the last ice age for about 130 centuries.
But it is nearly impossible to measure the rise in sea level due to the large number of variables of which there are no absolute values measurable that go into sea level calculations.

With the solid ice and glacial "Gains" we have seen the past 3 years at the north and south pole...the ocean is not about to rise anytime soon, nor distant time frame.

The ocean beach properties will remain expensive because a rational person, including Al Gore in his more lucid moments, can understand that sea level rise is around one inch per decade and that is about 5 inches in 50 years. It is not too hard to wrap one's mind around that being slow in coming with respect to a human's life span. Alarmists believe that humans are nearly all stupid and will wait until their property is underwater before minding their ways. The nonsense about Internet cables along the oceans being swamped by water without new cables being laid in dryer land if there is a large sea level rise with the Internet disappearing for millions is an insane idea.

Or, how much is going on that is not being reported. E.g., very tragic events are reported like the 20 seven and younger children killed in a school shooting with all kinds of solutions given, but at the same time, an average of 20 seven and younger children are killed weekly in automobile related accidents. I see no difference in the two types of accidents where one is in the wrong place at the wrong time when only the intention of the killer is considered important enough to be reported.
